EASTERLY by Mill Brook Road, in two courses, a total of two hundred ten and 36/100 (210.36) feet;
SOUTHERLY by four hundred fifteen and 81/100 (415.81) feet, and
SOUTHWESTERLY by one hundred ninety-eight and 83/100 (198.83) feet, by land now or formerly of Robert W. McGrady et ux; and
NORTHERLY by land now or formerly of Robert W. McGrady et ux and by Lot 3 on plan hereinafter mentioned, four hundred twenty-seven and 54/100 (427.54) feet.
Said land is shown as Lot 2 on Land Court Plan 33861-C.

PARCEL TWO
NORTHERLY by Deer Run Road, fifteen and 04/100 (15.04) feet;
NORTHEASTERLY by Lots 2 and 33, as shown upon plan hereinafter mentioned, two hundred fifty-four and 32/100 (254.32) feet; and
SOUTHERLY by fifteen and 14/100 (15.14) feet, and
SOUTHWESTERLY by two hundred fifty-three and 38/100 (253.38) feet, by Lot 30 on plan hereinafter mentioned.
Said land is shown as Lot 29 on Land Court Plan 33861-L.

PARCEL THREE
EASTERLY by Mill Brook Road, fifty-five (55.00) feet;
SOUTHERLY by Lot 32 on plan hereinafter mentioned, four hundred seven and 77/100 (407.77) feet
SOUTHWESTERLY by Lot 29, as shown upon plan hereinafter mentioned, fifty-five and 50/100 (55.50) feet; and
NORTHERLY by Lot 2, as shown upon plan hereinafter mentioned, four hundred fifteen and 85/100 (415.85) feet.
Said land is shown as Lot 33 on Land Court Plan 33861-M.
For title, see Certificate of Title No. 20,438 at Nantucket Registry District.”

The above described premises are to be sold and conveyed subject to and with the benefit of all rights, rights of way, restrictions, road takings, reservations, easements, covenants, liens or claims in the nature of liens, improvements, public assessments, any and all unpaid taxes, tax titles, tax liens, water and sewer liens and any other municipal assessments or liens or existing encumbrances of record which are in force and are applicable, having priority over said mortgage.
The Buyer shall be responsible for the payment of a sum equal to the State excise stamps (Massachusetts documentary stamp) and County excise stamp tax.  The Buyer shall be responsible for the payment of any land bank fee due as a result of the purchase.
Mortgagee reserves the right to adjourn the sale from time to time.  The Description of the premises contained in the mortgage shall control in the event of a typographical error in this publication.

TERMS OF SALE:
TWENTY FIVE THOUSAND AND 00/100 ($25,000.00) DOLLARS in cash, certified check or bank check will be required to be paid by the purchaser at the time and place of sale. The balance is to be paid by certified or bank check at the Law Office of Michael J. In the event that the successful bidder at the foreclosure sale shall default in purchasing the within described property according to the terms of this Notice of Sale and/or the terms of the Memorandum of Sale executed at the time of the foreclosure, the Mortgagee reserves the right to sell the property by foreclosure deed to the second highest bidder, providing that said second highest bidder shall deposit with Mortgagee’s attorney, Michael J.
